Terms applicable to all Listings
When registering and adding your LISTING through the BookCozumel.com platform you must (i) provide complete and accurate information about your property and host Service (such as listing description, location, and calendar availability), (ii) disclose any deficiencies, restrictions (such as house rules) and requirements that apply (such as any minimum age, proficiency). You are responsible for keeping your Listing information (including calendar availability) up-to-date at all times by emailing firstname.lastname@example.org all updated information. BookCozumel.com will update all information within 12 hours.
BookCozumel charges 0% booking fee to the GUEST for booking a vacation rental through the bookcozumel.com platform.
BookCozumel.com charges a 10% commission fee per reservation to the property owner / property manager and a 3% payment processing fee for reservations paid with a debit or credit card. Reservations paid with PayPal do not incur the 3% payment processing fee.
Any applicable Service Fees (including any applicable Taxes) will be displayed to the Guest prior booking a Listing. BookCozumel.com reserves the right to change the Service Fees at any time, and will provide property owners and property managers adequate notice of any fee changes before they become effective. Such fee changes will not affect any bookings made prior to the effective date of the fee change.
BookCozumel.com releases your payout 24 hours after your guest scheduled check-in time. The time it takes for the funds to arrive in your account depends on your payout method. Refunds can are made through Paypal or deposited only to Mexican bank accounts.
All applicable local and state taxes (16%) are charged and collected by bookcozumel.com from the guest and paid out to the property owners / property managers. It is the responsibility of the property owners / property managers to fulfill all fiscal responsibilities and pay all local, state and federal applicable taxes stated by the law. bookcozumel.com is not responsible or liable to pay local, state or federal tax on any property owner / manager’s behave. BookCozumel.com is responsibility to collect all applicable tax from the guest and pay out all applicable tax collected to the property owner / property manager.
Guest Cancelation Policy
Free cancellation for 48 hours, as long as the guest cancels at least 14 days before check-in (time shown in the confirmation email)
After that, guests can cancel up to 14 days before check-in and get a 50% refund of the nightly rate, and the cleaning fee.
Pay 50% Now and the Remaining Balance to your Host at Check in Promotion - Owner
Guest who book using the promotion will pay 50% (half) of their nightly rate on the bookcozumel.com platform, not including taxes or cleaning fees. Property owners / property managers will collect the remaining balance of the nightly rate, taxes and cleaning fees from the guest in person as stated on the reservation confirmation.

Guest who book using the promotion will pay 50% (half) of their NIGHTLY rate on the bookcozumel.com platform, not including taxes or cleaning fees. Guest will pay their host prior or at check-in the remaining 50% (half) of the nightly rate, all applicable taxes and the cleaning fee, as stated on the original reservation confirmation email and provided to the guest at the time of the booking. Fail to pay the host the full remaining amount of the reservation will automatically cancel the reservation and the original 50% nightly rate payment made on the bookcozumel.com platform will not be refunded.
